That breadth has made the term useful in presentations and vague in purchasing decisions.<\/p>\n<p>This article tries to pin it down: what a digital twin means in the context of buildings and facilities, what it actually delivers to an asset owner in Saudi Arabia, and where the promise ends and the marketing begins.<\/p>\n<h2>A working definition<\/h2>\n<p>A digital twin is a digital copy of an existing physical asset, accurate enough that decisions which would otherwise require being on site can be made on it instead.<\/p>\n<p>Three words in that definition carry the weight:<\/p>\n<p><strong>&#8220;Existing.&#8221;<\/strong> A digital twin represents something that is actually there. A design model of an unbuilt building is not a digital twin \u2014 it is a design. The twin comes after construction and documents what was actually built, deviations from the design included.<\/p>\n<p><strong>&#8220;Accurate enough.&#8221;<\/strong> Accuracy is not an absolute value; it is measured against purpose. A twin serving property marketing needs high visual fidelity. A twin serving a maintenance team needs dimensional accuracy. A twin serving a construction team needs engineering accuracy. Do not buy accuracy you do not need.<\/p>\n<p><strong>&#8220;Decisions.&#8221;<\/strong> This is the difference between a digital twin and a virtual tour. A tour displays. A twin is used to work: to measure, to compare, to locate, to prove condition.<\/p>\n<h2>Three tiers, not one thing<\/h2>\n<p>In practical building use, what gets called a &#8220;digital twin&#8221; falls into three tiers with very different costs and benefits.<\/p>\n<p><strong>Tier one: visual documentation.<\/strong> A tour that moves you through a space. Serves marketing and presentation. Does not measure and does not connect to data.<\/p>\n<p><strong>Tier two: the measurable model.<\/strong> A 3D scan producing the actual geometry of a space: you can measure inside it, extract a floor plan from it, and tag assets on it. This is the tier that serves facilities management, handover and condition documentation. It is the tier most organisations actually need.<\/p>\n<p><strong>Tier three: the live connected model.<\/strong> A model wired to operational systems and sensors, showing real-time data: energy consumption, equipment status, occupancy. This tier serves plants and critical facilities, and its cost and complexity are in an entirely different category.<\/p>\n<p>Most people buying a &#8220;digital twin&#8221; think they are buying tier three, need tier two, and are sold tier one. Know which tier you are discussing.<\/p>\n<h2>What justifies it commercially<\/h2>\n<p>A digital twin does not justify itself by being modern. It justifies itself when it removes an existing cost.<\/p>\n<p><strong>Replacing site visits.<\/strong> Every site visit has a cost: time, travel, coordination. An asset visited frequently by multiple parties is the best candidate.<\/p>\n<p><strong>Shortening the sales or leasing cycle.<\/strong> A tenant or buyer who can inspect the space fully before visiting reaches a decision faster, and the visits that do happen are with people who are serious.<\/p>\n<p><strong>Proving condition at a specific moment.<\/strong> At handover, at the start of a lease, at its end, after an incident. A dated visual record settles what memory cannot.<\/p>\n<p><strong>Transferring knowledge between teams.<\/strong> The new contractor, the new employee, the new consultant \u2014 all of them need to understand the asset. The model saves weeks.<\/p>\n<p>If none of these situations applies to you, a digital twin will not return anything, however impressive it looks.<\/p>\n<h2>The limits \u2014 plainly<\/h2>\n<p><strong>A digital twin does not stay true on its own.<\/strong> It is a snapshot. A building that gets modified while the model does not becomes a source of error. Anyone not intending to update is buying an asset with an expiry date.<\/p>\n<p><strong>It cannot see what is not visible.<\/strong> Visual scanning documents exposed surfaces. Behind the wall, above the ceiling, below the slab \u2014 none of it appears. A digital twin is not a replacement for as-built drawings; it complements them.<\/p>\n<p><strong>Accuracy costs.<\/strong> Millimetre accuracy is achievable, and it is not priced like a marketing tour. Define the purpose before the price, not the other way round.<\/p>\n<p><strong>Data needs an owner.<\/strong> A model nobody knows where to find, and nobody has permission to open, does not get used. That is an organisational problem, not a technical one, and it kills more projects than the technology does.<\/p>\n<h2>Five questions that determine the tier you need<\/h2>\n<p>Rather than asking a supplier what they offer, answer these first and you will know which tier suits you before hearing any proposal.<\/p>\n<p><strong>Will anyone measure inside the model?<\/strong> If yes \u2014 for any purpose: pricing, planning, installation, inspection \u2014 you are out of tier one entirely. A visual tour will not serve you however well it is produced.<\/p>\n<p><strong>Who will open the model, and how often?<\/strong> An asset opened by one person twice a year does not justify an investment. An asset opened weekly by contractors, consultants and prospective tenants justifies it easily.<\/p>\n<p><strong>Do you need to prove condition on a specific date?<\/strong> If yes, dimensional accuracy matters, and so does date verification. That moves you out of tier one and into tier two.<\/p>\n<p><strong>Do you want live data or a fixed snapshot?<\/strong> Most people asking about digital twins imagine live data, then discover at the pricing stage that this is a systems integration project rather than a documentation project. Settle it early: do you actually have operational systems ready to connect? If not, tier three is not a real option this year.<\/p>\n<p><strong>Who will update the model, and from what budget?<\/strong> If that question has no answer with a named person and a budget line, buy tier two and do not expand. An un-updated model loses its value faster than you expect.<\/p>\n<p>Answering these five saves the supplier half a meeting and protects you from buying a tier you do not need.<\/p>\n<h2>How to start properly<\/h2>\n<p>Start with one asset, not a whole portfolio. Choose the one visited most often, or the one that is most expensive to reach, or the one whose operator is about to change.<\/p>\n<p>Define the purpose before the specification: are you selling, managing, or documenting? Each purpose implies a different accuracy tier and a different output.<\/p>\n<p>Agree ownership and hosting in writing before work starts, not after.<\/p>\n<p>And measure the result against something concrete: visits that are no longer necessary, or days removed from a decision cycle. If nothing measurable changed, do not scale it.<\/p>\n<h2>In short<\/h2>\n<p>&#8220;Digital twin&#8221; is a broad term concealing three different products at three different costs. The real value for most asset owners in Saudi Arabia sits in the middle tier: an accurate, measurable model of an existing asset, used to make decisions that previously required attendance.<\/p>\n<p>Buy that tier deliberately, update it when the asset changes, and measure its effect.
